Client Instruction
We begin by finding out exactly what you want, taking the time to understand them, your specific requirements, style of property, family, business and lifestyle right at the beginning.
Comprehensive search
On receipt of your instructions, we will begin to source out the right property.
We consider all properties currently on the market which meets your criteria. Using our extensive network of contacts including developers, private vendors and other partner agents we are able to source out suitable properties not always available on the open market.
We will visit all the properties that meet your criteria, bringing back detailed first hand information. Within a week we will present you with a shortlist of appropriate properties. Our report will detail asking prices, the sellers circumstances, floorplans, location & facilities.
Following a discussion of our findings and a consultation period, we will set up an initial tour to view the selected properties. This may produce the right property however, if this is not the case rest assured we will continue our search until the right property is found.
Negotiation
When you decide to buy we will work hard with you to negotiate and acquire the property. Using comparable price evidence we will discuss and provide you with all information gathered so you can make an informed decision. With our wealth of experience in the property business, Eccleston’s will sometimes prove critical, in the negotiation process.
Conveyancing
Once your offer has been accepted, we will monitor the legal process through to completion, liaising with the sellers agents, solicitors and surveyors to ensure all runs smoothly through to a successful exchange and completion of contracts.
Our Fee Structure
We require an initial retaining fee of £500.00 which covers a 16 week period. This will be deducted from the final fees due.
Due upon exchange of contracts:
A success fee which is a small percentage 1% of the final purchase price of the property.
